Situated between West 11th and West 12th Streets, The Greenwich Lane is a multi-building residential development that combines the legacy of historic structures with contemporary design. The project transforms nearly an entire city block into a residential enclave centered around a private garden and thoughtfully integrated amenities.
The development includes five new mid-rise buildings and five townhouses. Designers preserved and repurposed select historic hospital structures, allowing the new architecture to respond to the distinct context of the West Village. Brick, stone, vertical windows, and elegant proportions link the development to its surroundings.
FXCollaborative oversaw the architectural master plan, harmonizing new structures with preserved facades and respecting the Greenwich Village Historic District. The design seamlessly integrates a range of building types, including high-rise, mid-rise, and townhouse forms, while maintaining a consistent architectural language.
Interiors by Thomas O’Brien apply his signature blend of warmth and refinement. Residences emphasize natural materials, generous ceiling heights, and expansive proportions. Large windows, custom millwork, and thoughtful transitions between rooms refine the living experience.
A central courtyard designed by M. Paul Friedberg & Partners anchors the project. Within it, reflecting pools, birch-lined allées, and limestone benches recall the atmosphere of a village green. This shared space becomes a focal point for both privacy and community.
The Greenwich Lane offers a robust amenity program across its multiple buildings and townhouses:
Indoor pool, fitness center, yoga, and wellness spaces
Screening room and lounge with hospitality kitchen
Children’s playroom and private event spaces
Underground garage, valet service, bike storage
Concierge, attended lobby, private garden and courtyard
Golf simulator, cold storage, and media room
Because it’s organized as a campus rather than a single tower, amenities are distributed and accessible to multiple buildings, reinforcing a sense of community within an intimate scale.
Located in the heart of the West Village, The Greenwich Lane sits in one of New York’s most storied neighborhoods. Residents step outside to tree-lined streets, cafés, galleries, and the vibrant energy of downtown Manhattan. Washington Square Park, the High Line, and Hudson River Park are all within reach.
Transit is excellent. Multiple subway lines, PATH, and bus routes connect residents to all parts of the city. Despite its centrality, the development retains a degree of calm, anchored by its private courtyard and carefully considered scale.
The Greenwich Lane represents a rare balance between scale, design integrity, and neighborhood integration. With over 199 residences, including townhouses, the development is one of the most significant infill luxury projects in the Village, which also respects the historic texture.
The building is LEED, combining sustainable design and high-end residential standards. The blend of townhomes, mid-rise apartments, and adaptive reuse gives the complex flexibility in appeal to families, downsizers, and design-minded buyers alike.
The project has achieved strong market performance, with flagship residences commanding premium pricing, and several penthouses achieving record values for the Village.
